We wish to thank-you for your time and interest in our services. Our staff of dedicated professionals truly believes that you will find our services to be of unparalleled quality and distinction. In addition, we are a full-service real estate licensed California Real Estate Corporation that specializes in both absentee ownership as well as investor owned properties.

Advertising

Advertising includes the provision of a virtual tour of your property on the internet. This includes photos of elevation (front of your home), interior, and rear yard. If available, we often also include nearby parks, schools and common area amenities, i.e. club house, pool and/or spa, tot lot, recreation facilities, and BBQ areas.

We feel that it is essential to advertise worldwide. Restricting one’s property to the local area is nearly a sure guarantee to failure.

Management Fees

Once all marketing activities cease and you have a tenant, we assess a flat rate monthly rather than a percentage charge to your gross monthly cash flow. The charge is settled from the monthly rental income, and we only charge when your tenants pays their rent. Also, we do not assess a monthly management fee while your property is vacant.

 DIRECT DEPOSIT SERVICES ARE AVAILABLE!

Our company also offers Direct Deposit Services at no additional cost to you. You simply need to provide the necessary bank routing information via a voided check and we will do the rest. Rents are due on the first of each month and delinquent on the 6th calendar day and thereafter. Rents are remitted to you by the 10th business day in the current month collected.

Fees

For the employment of our services, S & L will charge an initial leasing commission which is settled from the first month’s rent collected. There is no initial out-of-pocket expense until your property is leased. The fee will vary slightly depending on type of property, geographic location and any special needs your property may present. Renewal fees for existing tenants is discounted.

Emergency Services

Emergency services are provided on a 24/7 basis. Be it repairs, maintenance, and/or emergencies, we are there to handle the problems that often times arise when you least expect them.
